Building your dream custom home is not just a process – it’s an experience. We always want this journey to be as seamless as possible. With this in mind, we are committed to building your home with complete transparency and communicating at right time.

When you build with AR Homes, a member of our team will working closely with you throughout the entire journey.

ONE

On-Site Quote & Consultation

As part of first step, One of our experienced site assessment manager will visit your block and complete a FREE site inspection. They will assess the land slope, tree, lot shape, and services locations along with reviewing the best access point for tradespeople and deliveries. If you have a detailed site plan and planning certificate available, it will help our Site Assessment Manager. We have in-house building designers to help you with this process.During this time, you’ll have the opportunity to review our home designs and narrow down your floor plan and design options. More about this in step two, but if you have fallen in love with one of our standard designs, we can skip ahead to step three.Now is the ideal time to meet with your lending authority or financial institution, if you haven’t done so.

TWO

The Design Stage

The design stage is where we get to know your lifestyle, values, the reason you are building. We learn all this during a comprehensive pre-design meeting with one of our award-winning Building Designers who will work with your vision, goals, and home requirements to create a perfect home for you and your family. Following the first meeting, our Building Designers will work to create a preliminary home design, which we will go over together, discuss in details. In a final design meeting, you will be able to view the final design, including a full set of detailed floor plans and elevations along with a 3D visualisation of your home so you can experience the reality of what your new home will look like.

Three

The Tender

Once we have designs locked in and your site inspection is complete, we will begin the work of compiling the costings of your new home. During this stage, we will request a fixed payment in order to engage the services of external consultants and obtain site-specific information such as soil tests and contour surveys.Your new home design will be sited on your block and all compliance checks will be carried out to clear the way for your new home build going forward.Once we have sourced information from external consultants, we work to gather all the necessary quotes and pricing from sub-contractors and suppliers to provide with accurate and detailed construction costings for your home.We can also connect you with reputable mortgage brokers, if you haven’t already organised the funding for your new home.

FOUR

Building Agreement & Council Submission

On approval of your home construction tender, Next step is building agreement and council submission stage. This stage confirms our mutual agreement and commitment to building your dream home though a building contract. A fixed fee is requested at this stage to compile full construction plans and specifications for submission to your local council. Everything related to the construction of your new home will be outlined in both the building contract and construction drawings and presented to you for checking/signing. We will go through all the details and you will have the opportunity to ask any questions about your dream project. Once you have signed the building contract, we will submit your plans for necessary construction approval and secure the necessary insurances for your home build. A 5% contract deposit is required at this time.

FIVE

Approvals and Pre-Construction

Once the building agreement has been reviewed/signed and deposit is secured, we will start working to obtain all the necessary documents to submit your application to both your private certifiers and your local council. These documents will include full Hydraulic Engineering Designs, Energy Efficiency reports (BASIX), tructural Engineering Plans, Acoustic reports, Bushfire reports, and Landscaping plan. We will also work with local developers as needed.During this stage, we will schedule another meeting with your Building Designer to go over kitchen and bathroom details, ensuring everything is just right and exactly how as you would like to have in your dream home.The approval process can take some time and we manage this whole process for you, keeping you updated. We’ll discuss any demolition requirements, if applicable to your block and secure any paperwork as required from your financial institution at this stage.

SIX

Style Studio Consultation

We call it as one of the favorite steps as recommended by our clients. While your plans are working their way through Council and we start preparing your construction schedule and invite you/your family to visit our Style Studio and start discussing the design, have colour selection with one of our Interior Designers. Together, you and the designer will put together a selection of products, finishes and colours that will style and design together. Selections include: Door finishes and fixtures Kitchen finishes and fixtures Kitchen appliances Skirting, Architrave and Cornice Internal and External Paint colours Light fittings Power points Cladding profile Window colours Roof finishes Shower Screen design Flooring options Staircase design. You will also have the opportunity to meet with our industry partners such as Beaumont Tiles, PGH Bricks and Reece Plumbing to finalise the product selections with them.

SEVEN

The Construction Stage

Finally, Approvals are in, designs finalized, we are ready to build. This will be the most active stage of all and it begins with meeting with your Project Manager onsite to go over entire construction process/cycle with schedule. AR Homes will take complete possession of your property, while your home is under construction to ensure your build runs smoothly and any risks and hazards are managed effectively. We will be provide you all the progress updates and photographs. You will have full access to your Project Manager at all times to ask any questions or request any information. You are welcome to inspect the construction as it progresses at any time throughout the construction stage by arranging a meeting with your Project Manager. Both Project Manager and the AR Homes Customer Service Team will be always there to answer any queries you may have.

EIGHT

Keys for you New Home

As the construction stage completes, it brings us to the handover stage of your property. A final handover meeting will be arranged upon construction completion. This will be your chance to walk through the property and inspect the workmanship, while we explain how your new appliances work and provide you with the relevant product information. Your home will be officially handed over by AR Homes representative, along with copies of all your warranty documents and information detailing our award-winning after-sales service commitment. A 90-day maintenance period will begin from the day your keys are handed over to you, and our dedicated service team will be available to you to attend any maintenance issues during this time. We are also committed to exceptional customer service both during the construction of your home and well after. We want you to be completely satisfied with your home and the experience you’ve had with AR Homes.
